Know Where Your Roof Stands Before Something Forces the Issue

Almost nobody in Sherman inspects a roof on purpose. It happens because a storm came through, because a real estate contract turned one up, because an insurer sent a letter, or because a stain appeared on a ceiling. Sherman Roofing Texas would rather you had the information before any of that. A roof inspection here is a full survey of the covering, the details, the penetrations, the ventilation and the attic side of the deck, delivered as a written report with photographs you can keep. It costs nothing and it carries no obligation, because the value to us is being the company you already trust when the roof does eventually need work.

What the Inspection Covers

Every item below is checked, photographed where it matters, and written into the report you keep.

Covering condition across every slope

We assess granule loss, mat exposure, brittleness, cupping and hail strikes on each elevation separately, since roofs weather unevenly and the south and west faces usually go first in North Texas.

Flashing and wall terminations

Step flashing, counter flashing, headwall and sidewall terminations get checked individually. These are the highest-probability failure points on almost any roof and they are invisible from the ground.

Valleys and water concentration points

We look at how valleys were closed, whether membrane was used underneath, and whether debris is damming water where it should be running.

Penetrations

Pipe boots, vents, turbines, exhaust caps, satellite mounts and any abandoned penetration get inspected and photographed. Old satellite mounts left unsealed are a recurring find.

Ridge, hip and fastening

We check cap condition and fastening, which is where wind damage tends to show first after a straight-line event.

Ventilation balance

Intake at the soffits and exhaust at the ridge get assessed against the attic volume. Poor balance shortens shingle life and is one of the quiet ways a material warranty gets voided.

Attic and deck underside

Where there is safe access we go in with a light and look for daylight, staining, condensation patterns, and decking that has taken water.

Gutters and drainage

We check that gutters are attached, pitched and clear, and that downspouts are actually moving water away from the foundation rather than beside it.

Skylights and chimneys

Curb flashing, crickets, crown condition and the seal around glass are inspected as their own items, because they behave differently to the rest of the field.

A written report with images

Everything above comes back as a document with photographs, a plain-language condition summary, and a note on roughly how much service life the system appears to have left.

How an Inspection Runs

  1. 1

    Scheduling

Call and describe what prompted it, whether that is a storm, a contract deadline, a stain or simple curiosity. We will book a window that suits you, usually within a few days, and the visit itself takes about forty-five minutes on a typical Sherman house.

  2. 2

    The survey

A field tech climbs the roof, works through every item above, and photographs what matters. Where attic access exists we go in as well. You are welcome to follow along on the ground and ask questions as we go.

  3. 3

    The report and the conversation

You receive the written report with the images. We walk you through what is fine, what is worth watching, and what needs attention now, and if anything needs work you get an itemized quote alongside it. If nothing needs doing, the report says so and that is the end of it.

Why Our Inspection Is Worth Booking

It produces a document, not a sales visit

Most free inspections in this trade are a pretext. Ours ends with a written condition report and photographs that you keep whether or not you ever spend a dollar with us.

We tell you when nothing is wrong

Plenty of roofs we survey around Grayson County are simply fine and have years left. Saying so is the cheapest reputation we can buy, and it is why people call us back later.

The report is specific enough to act on

Roof shows wear is useless. Ours names the slope, the component, the condition and the photograph, so you can hand it to a buyer, an insurer or another contractor and it holds up.
